How Do Granby, Grand Lake, Winter Park and Fraser Differ When You Buy a Home in Grand County?
Why is Grand County not one market?
Which town should you pick: Granby, Grand Lake, Winter Park or Fraser? It is the wrong first question. Rebecca Smyth, Real Estate Agent, grew up in Grand County, and the useful question is how you want to spend your time, because each town trades one thing for another.
Start with that answer. The town usually follows it, and the home follows the town.
Ask yourself four questions before you read the rest.
- How many days a year will you be here? A place you use every weekend asks for different things than one you use a few times a year.
- How much do you want to ski? That decides how close you need to be to a resort.
- How far will you drive for groceries and errands? Some towns have a lot of services. Some have very few.
- How will you get there in a storm? Drive time in July is not drive time in January.
What is Granby like for a home buyer?
Granby is a year-round town where US-40 and US-34 meet, with Lake Granby close by. Homes range from older houses in town to newer builds on the edges, plus acreage and ranch land outside town. It is generally more affordable than Winter Park.
The trade-off is distance from the big ski resort. Winter Park Resort is about 30 minutes away, and Denver is about 2 hours over Berthoud Pass. Granby Ranch, the local ski area, is close. See the Granby area guide.
What is Grand Lake like for a home buyer?
Grand Lake is where the lake, the historic boardwalk and the west entrance to Rocky Mountain National Park come together. Homes include lakefront and lake-view houses, historic log cabins and newer mountain homes, and many of them are second homes.
The trade-off is winter. It is quieter, with fewer year-round services, and lakefront costs more. Granby is about 20 minutes away on US-34. See the Grand Lake area guide.
What is Winter Park like for a home buyer?
Winter Park is the home of Winter Park Resort and Mary Jane, and it is the Grand County town closest to Denver, about 1.5 hours over Berthoud Pass. Homes include condos and townhomes near the resort, ski-in and ski-out properties, and luxury mountain homes.
The trade-off is cost and crowds. Compared with Fraser, you are right at the resort, with higher prices, more visitors and more short-term rentals. See the Winter Park area guide.
What is Fraser like for a home buyer?
Fraser sits 5 to 10 minutes from Winter Park Resort on US-40, with condos, townhomes and single-family homes, and many newer builds. The Fraser River Trail connects Fraser and Winter Park for walking and biking.
The trade-off is a few minutes more to the lifts in exchange for a bit more value and a hometown feel. See the Fraser area guide.
Where do Tabernash, Hot Sulphur Springs, Parshall and Kremmling fit in Grand County?
- Tabernash. Bigger lots, more space between neighbors and views, between Fraser and Granby. Very few shops, so errands mean a drive.
- Hot Sulphur Springs. The county seat, with natural hot springs and the Colorado River through town. Generally among the most affordable in the county.
- Parshall. Ranches, land and acreage where the Williams Fork River meets the Colorado River. Very rural, with a drive to almost everything.
- Kremmling. A ranch town with the lowest prices in the county and the longest drive to the ski areas.
Worth knowing
Prices, drive times and short-term rental rules differ by town and change over time, so confirm the details for the exact address before you rely on them. This post is a general comparison and not advice on any one home.
