Grand County Market Update, September 2026: 10 Months of Supply

Title card for the article: Grand County Market Update, September 2026: 10 Months of Supply

Here's what's happening in Grand County

Rebecca Smyth, Real Estate Agent, pulls these numbers straight from the Grand County MLS every month. Here is September, in plain terms.

There were 294 homes for sale across Grand County at the end of September, up from 275 a year ago. Sales held steady: 43 homes sold, compared with 42 in September 2025. So buyers are still buying. They just have more to choose from.

The numbers

The county's published snapshot (single-family homes, condos and townhomes, from the Grand County Association of Realtors MLS):

  • Median sold price: $785,000 ($695,000 a year ago, up 12.9%)
  • Median days on market: 91 (86 a year ago)
  • Weeks of inventory: 42.2 (30.4 a year ago), which is about 10 months

Every residential listing in the MLS, including luxury homes and acreage:

  • Homes for sale: 294 (275 a year ago)
  • Months of supply: 10.4
  • Homes sold in September: 43 (42 a year ago)
  • New listings: 48 (42 a year ago)
  • Homes under contract: 33 (39 a year ago)
  • Average days on market: 121 (about 105 a year ago)
  • Sold price vs. final list price: 97.6%
  • Sold price vs. original list price: 96.2%
  • Median asking price of homes for sale: $999,000 (it was $1,175,000 in October 2025)

What 10 months of supply means

Months of supply is how long it would take to sell every home on the market at the current pace. Around six months is usually called balanced. Both ways of counting land near ten months, so we are well past balanced, which gives buyers room to negotiate.

One more thing worth knowing. The median sold price jumped 12.9% from last September, but in August it was down 17.4%. Only 30 to 40 homes sell in a month here, so one or two luxury sales move the median a lot. Look at the trend over several months, not one number.

Inventory grew all year. Homes for sale went from 167 in January to 302 in July, and have held near 295 since. That plateau is worth watching. Fewer new listings are coming on than in the spring, with 48 in September compared with 85 in June.

If you are selling a home in Grand County

Price it for today, not for last year. The average home that sold in September got 96.2% of its original list price, so the gap between where a home starts and where it ends up is real. A home priced off an old comp sits, and the days add up.

I build a pricing plan from what has actually sold near you in the last 90 days. If you want to know what your home would list for right now, ask for a home value.

If you are buying a home in Grand County

You have room to make a smart offer. More choices and longer time on market mean you can ask for repairs, credits, or a better price. Get your financing conversation done first, then let's go see homes.

Buying in the mountains comes with its own questions, like wells, septic, winter road access, and short-term rental rules, so it helps to walk through them early. Start with how buying works here, or the town you have your eye on: Granby, Fraser, Winter Park, or Grand Lake.

Worth knowing

The two lists above use different slices of the market, which is why the days on market and prices do not match. The county snapshot covers single-family homes, condos and townhomes only, and the full MLS count takes in every residential listing. Town-level numbers are smaller and move around more, so treat them as a direction, not a promise. This is a general market update, not advice on any one home.
