Selling your home off-market

A quiet sale before the MLS, through my network, when privacy matters more than wide exposure.

Some sellers don't want a sign in the yard

Maybe you want privacy. Maybe you're testing whether the right buyer is out there before you prepare the home for a full launch. Maybe you'd rather not have strangers through the house. An off-market sale is a quiet sale to buyers found through a network instead of the public MLS.

I've sold a property off-market before it ever hit the MLS, so I know how these sales start and how to keep them on track.

The trade-off, plainly

Fewer buyers see an off-market home. That can mean a lower price than a full public launch would bring, because competition is what pushes price up. For some sellers, privacy, convenience or timing is worth that. For others, it isn't. I'll tell you honestly which I think fits your home before you decide.

How it works with me

  • I walk through your home and give you a real number, the same way I would for a public listing. See how I price your home.
  • I share it quietly, only as you approve and only through channels the MLS and brokerage rules allow, such as eXp Exclusives and buyers I'm already working with. I only share it with my Purple Mountain Group teammates when one of them has a buyer who matches your home. I'll explain those rules before we start.
  • If the right buyer appears, I handle the offer and negotiation through closing.
  • If not, we can move to a coming-soon period and a full launch. See how a launch works.
